AI for Real Estate & Mortgage First to every lead. Showings booked. Files that chase themselves.

Agents, teams and mortgage brokers lose the most ground in the minutes after a lead comes in and the days a file waits on paperwork. We answer every lead in seconds, keep the conversation going by text and WhatsApp, and chase the documents, inside the CRM you already run.

A day in the life

Same Tuesday. Less chaos.

  1. 7:00 am

Without: Four portal leads came in overnight. By the time you reply after your first coffee, two have already heard from another agent.

With Sadaat: Each lead got a useful reply within a minute. Two showings are booked; the rest are scored and tagged in your CRM.

  2. 10:30 am

Without: You’re in a listing presentation when a buyer texts the number on your sign. The reply waits two hours.

With Sadaat: The buyer gets answers from the listing details, two questions about timeline and financing, and three showing times.

  3. 12:15 pm

Without: Your mortgage admin spends lunch emailing three clients for the same missing pay stubs and Notices of Assessment.

With Sadaat: Each client has a checklist by text and email. Uploads are read and matched to the file, and polite reminders go out for what’s still missing.

  4. 3:00 pm

Without: A buyer from your Instagram ad asks about condo fees on WhatsApp. It sits until you’re back at your desk.

With Sadaat: The assistant answers from the listing sheet and books a showing. A question about offers comes straight to you, with the chat attached.

  5. 9:30 pm

Without: A buyer on your nurture list replies “we’re ready to look now.” Nobody sees it until morning.

With Sadaat: The reply is recognized, a Saturday showing is booked and the agent wakes up to a short summary.

Works with the software you already run

  • Follow Up Boss

  • Finmo, Velocity or your LOS

Connected through official APIs where they exist; your tools stay the source of truth. Names and logos are trademarks of their owners.

Guardrails

Built for how you work.

Consent for every text, call and chat

An enquiry gives implied consent under CASL for six months, and every message names your brokerage and offers an opt-out. US forms carry consent language, in line with the TCPA. AI voice calls go only to people who agreed, in line with CRTC telemarketing rules, the National DNCL and the FCC’s 2024 ruling on AI voices.

Housing and mortgage ads follow Meta’s rules

Listing ads run in Meta’s housing category and mortgage ads in its credit and financial products category, which limit targeting by age, gender and location. Ads and listing posts are drafted with your regulator’s advertising rules and your brokerage’s policies in mind, and nothing runs until you approve it.

ID and financial documents kept to a minimum

The assistant never asks for a SIN or account numbers by text or WhatsApp. Documents are read only for the fields your file needs, ID numbers can be masked and originals stay in your LOS or storage. FINTRAC identity checks stay with your team, and the flow is designed around PIPEDA.

Advice stays with licensed people

The assistant says it’s an AI and answers only from your listing sheets and playbook. Offers, pricing strategy, rates and mortgage advice go to an agent or broker, and every lending decision is made by a person.

In practice

What it looks like.

Example scenario · illustrative, not a client result

A six-agent real estate team

Six agents and one admin. About 40 new leads a week from portals, sign riders, the website and Meta lead ads, and roughly two deals a week. They start with first replies, text and WhatsApp booking, nurture and deal paperwork.

About 5–6 hours a week back for the admin and agents (estimate)

The math
  • First replies and qualifying: 40 leads a week × ~5 min (read, check the listing, reply, qualify) ≈ 200 min
  • Showing bookings and reschedules by text and WhatsApp: ~15 a week × ~6 min of back-and-forth ≈ 90 min
  • Nurture follow-ups otherwise typed by hand: ~35 a week × ~3 min ≈ 105 min
  • Deal paperwork: ~2 deals a week × ~6 documents × ~4 min to read, check and file ≈ 48 min
  • Total ≈ 443 min/week ≈ 7.4 h/week, less 20% for overlap and ramp-up ≈ 5.9 h/week

Estimates use typical volumes and include a 20% allowance for overlap and ramp-up. Your audit measures the real numbers.

Why it’s different here

Where deals slip between the lead and the showing

Real estate isn’t short of leads. It’s short of fast replies. A buyer who enquires from a portal, a sign or an ad usually contacts more than one agent, and the first useful answer tends to win the showing. When you’re in a presentation or behind the wheel, that reply waits, and the lead moves on.

Mortgage files leak time differently. The deal is ready, but the file isn’t: one client still owes a job letter, another sent last year’s Notice of Assessment, and someone sends the same reminder three times.

What we automate first

We start with speed to lead. Every new enquiry, from a portal, your website, a sign rider or a Meta lead ad, gets a reply within a minute that answers the buyer’s actual question. The assistant asks about timeline, financing and area, scores the lead on your rules and books hot buyers with the right agent. Your CRM gets the answers and a next task.

Next comes the follow-up nobody has time for: consented nurture by text and email, WhatsApp conversations that end in a booked showing, and open-house visitors who agreed to hear from you get a follow-up that evening. For mortgage teams, we add document chasing, with checklists, reminders and uploads read and matched to the right file.

What stays with your licensed people

Pricing advice, negotiation, offers, rate conversations and every lending decision. The assistant answers, books and drafts; you do the work that needs a licence and a relationship. Listing posts and ads wait for your approval, and client documents stay in the systems you already use.

FAQ

Questions real estate owners ask

Last updated October 7, 2026

We run Follow Up Boss, kvCORE or Lofty. Do we have to switch CRMs?

No. We build around the CRM your team already uses. Follow Up Boss has an open API, and we confirm the best connection for kvCORE, Lofty or HubSpot on the first call. Answers, scores and next tasks land where your agents already look.

Can the AI answer buyer questions about a specific listing?

Yes, from the listing details you give it: fees, taxes, parking and showing instructions. It doesn’t guess beyond the sheet. Questions about offers, pricing strategy or other buyers’ interest go straight to the listing agent.

Can it chase documents for our mortgage files?

Yes. Each client gets a checklist by text or email: pay stubs, a job letter, Notices of Assessment, down-payment history. Uploads are read, matched to the file and checked for names and dates, and reminders go out for what’s missing. Where your LOS offers an API we use it; otherwise a person uploads the prepared file.

Can buyers reach us on WhatsApp instead of text?

Yes. An AI assistant on the WhatsApp Business Platform answers listing questions, books showings and sends reminders. It sticks to those business tasks, as Meta’s rules now require, and buyers opt in to messages from your brokerage by name. Offers, negotiations and anything personal go to the agent.

Can you turn new listings into social posts?

Yes. A new listing becomes captioned posts and short videos for Instagram, Facebook and your other networks, built on Zernio, which reaches 15+ networks. Every post waits for your approval and shows your brokerage the way your regulator’s advertising rules require.

What does AI for a real estate team or mortgage brokerage cost to run?

It depends on lead volume, how many agents or brokers it covers and which CRM and LOS it connects to. We scope it on a short call and give you a fixed build price and a clear monthly running cost before anything is built.
